01 · The problem

What gets left in the attic

Roofing jobs, electrical and plumbing runs, and renovations disturb attic insulation. Remediation jobs remove it entirely. If the attic isn't rebuilt properly, the callbacks land on you.

Compressed or settled insulation

Years of storage, foot traffic and settling leave R-12 to R-20 where R-50 belongs.

Wet or stained insulation

A sign of roof leaks or condensation. Wet insulation loses much of its R-value and feeds mold.

Rodent and raccoon contamination

Droppings, urine and nesting make insulation a health issue, not just an energy one.

Soffit vents buried

Insulation blown into the eaves blocks the airflow the roof deck needs to stay cold and dry.

Fans venting into the attic

Bathroom and kitchen exhaust dumping warm, wet air straight onto the roof sheathing.

Possible vermiculite

Pebble-like loose fill that may contain asbestos and must be tested before anyone disturbs it.

What it leads to. Frost and mold on the roof sheathing, ice dams, high heating bills, cold upstairs rooms, failed or conditional inspections, and repair costs that surface at the worst possible moment.

02 · How we fix it

A healthy attic, in the right order

Insulation only works when air leaks are sealed and the roof can breathe. We do all three, in this order, on every job.

  1. Remove what's bad. Wet, contaminated or crushed insulation vacuumed out into sealed bags, only where it's needed.
  2. Seal the attic floor. Top plates, wire and pipe holes, light boxes and the hatch sealed so warm, moist house air stops reaching the attic.
  3. Seal and insulate exhaust ducts. Bathroom and kitchen fan ducts connected, sealed and insulated, and routed outdoors, never into the attic.
  4. Open the airflow. Baffles at every eave bay keep soffit vents clear, so outside air flows from the soffits up to the roof vents.
  5. Insulate to R-50. Blown cellulose or fiberglass to a measured depth across the whole attic, with depth rulers left in place.
  6. Document everything. Before-and-after photos of each step in a short report you can forward to your client.

03 · Mold prediction and identification

Catch the moisture before it becomes mold

We check for moisture sources before we insulate, such as fans venting into the attic or blocked soffits, so your finished job doesn't come back as a mold complaint next winter.

  • Staining or dark spotting on roof sheathing, especially the north slope
  • Frost on nail tips and rusted nails
  • Damp, clumped or stained insulation
  • Fans or dryer lines venting into the attic
  • Blocked soffits and missing baffles

Catching it early saves the homeowner from paying for mold remediation and new insulation later.

Our remediation partner

Mold found? Promold remediates, we re-insulate.

Healthy Attic Insulation doesn't do mold remediation. When an attic needs it, we pass the job to Promold, a GTA mold remediation company. After they finish, we fix the ventilation that caused the problem and re-insulate. You make one call, and each job goes to a specialist.
