Mold-aware attic inspection

Mold in the attic? Fix the cause before you insulate.

Healthy Attic Insulation's owner works in mold remediation, so our inspections look for moisture problems that a typical insulation crew walks past. One call covers both problems.

Quick answerNever insulate over attic mold. Remediate first, fix the moisture source (air leaks, blocked soffits, bathroom fans), then re-insulate to R-50 with baffles and air sealing. We handle the inspection and insulation; our partner Promold handles remediation.

How our mold-aware inspection works

  • Roof sheathing checked for staining, especially on the north slope
  • Nail tips checked for rust or frost
  • Bathroom and kitchen fans traced to confirm they vent outdoors
  • Soffit airflow and existing baffles checked
  • Insulation checked for damp, clumped or stained areas
  • Everything photographed and explained to you

If we find mold

  1. We stop and show you. Photos and a plain explanation of what we found and what likely caused it.
  2. We connect you with Promold, with your permission, for remediation.
  3. We come back to rebuild the attic properly: removal of affected insulation, air sealing, baffles, and new insulation to R-50.

Why this matters

Most attic mold in the GTA is a ventilation and air-leakage problem, not a roof problem. Adding insulation without fixing airflow often makes the attic colder and wetter. Fixing the cause is how you keep the attic healthy.

Clear about who does what. Healthy Attic Insulation does not perform mold remediation. Remediation is carried out by Promold, an independent company.

Attic mold FAQ

What does mold in an attic look like?

Usually black, grey or white spotting or staining on the underside of the roof sheathing, often heaviest on the north side and near bathroom fan outlets. You may also see frost on nail tips in winter, rusty nails, damp insulation, or notice a musty smell at the hatch.

What causes attic mold in Toronto homes?

Most often warm, moist house air leaking into the attic and condensing on a cold roof deck, made worse by blocked soffit vents, bathroom fans venting into the attic, and roof leaks.

Should I add insulation if there's mold in my attic?

No. Insulating over active mold or moisture hides the problem and can make it worse. The mold should be remediated and the moisture source fixed first, then the attic re-insulated with proper baffles and air sealing.

Does Healthy Attic Insulation remove mold?

No. We are insulation specialists. Mold remediation is done by our partner Promold. With your permission we connect you directly, then we handle the re-insulation and ventilation once remediation is complete.
