Attic flags shouldn't stall your closing.
When an inspection report calls out the attic, we inspect within 48 hours, quote in writing within 24 hours, and fix it with photo proof your buyer or seller can trust.
01 · The problem
Why attics derail deals
Buyers read the inspection report line by line. Insulation and ventilation notes turn into price chips, conditions that don't get waived, or nervous buyers who walk.
Compressed or settled insulation
Years of storage, foot traffic and settling leave R-12 to R-20 where R-50 belongs.
Wet or stained insulation
A sign of roof leaks or condensation. Wet insulation loses much of its R-value and feeds mold.
Rodent and raccoon contamination
Droppings, urine and nesting make insulation a health issue, not just an energy one.
Soffit vents buried
Insulation blown into the eaves blocks the airflow the roof deck needs to stay cold and dry.
Fans venting into the attic
Bathroom and kitchen exhaust dumping warm, wet air straight onto the roof sheathing.
Possible vermiculite
Pebble-like loose fill that may contain asbestos and must be tested before anyone disturbs it.
02 · How we fix it
A healthy attic, in the right order
Insulation only works when air leaks are sealed and the roof can breathe. We do all three, in this order, on every job.
- Remove what's bad. Wet, contaminated or crushed insulation vacuumed out into sealed bags, only where it's needed.
- Seal the attic floor. Top plates, wire and pipe holes, light boxes and the hatch sealed so warm, moist house air stops reaching the attic.
- Seal and insulate exhaust ducts. Bathroom and kitchen fan ducts connected, sealed and insulated, and routed outdoors, never into the attic.
- Open the airflow. Baffles at every eave bay keep soffit vents clear, so outside air flows from the soffits up to the roof vents.
- Insulate to R-50. Blown cellulose or fiberglass to a measured depth across the whole attic, with depth rulers left in place.
- Document everything. Before-and-after photos of each step in a short report you can forward to your client.
03 · Mold prediction and identification
Catch the moisture before it becomes mold
Our owner works in mold remediation, so we spot the early signs of moisture that turn into mold, and tell you before the buyer's inspector does. Pre-listing, that means no surprises. Post-inspection, it means a clear, documented answer to the flag.
- Staining or dark spotting on roof sheathing, especially the north slope
- Frost on nail tips and rusted nails
- Damp, clumped or stained insulation
- Fans or dryer lines venting into the attic
- Blocked soffits and missing baffles
Catching it early saves the homeowner from paying for mold remediation and new insulation later.

Common questions
Can you work before a listing goes live?
Yes. A pre-listing attic check and top-up removes an easy objection from the buyer's inspection report.
How fast can you respond to an inspection flag?
We inspect within 48 hours of your call and send a written, photo-backed quote within 24 hours after that. Most work is done in one day.
Will you coordinate with the seller or tenant?
Yes. We book access directly with them and keep you updated.
What if there's mold?
We document it and, with the owner's permission, refer it to our remediation partner Promold. Then we re-insulate after remediation.
